Move-in Checklist

First Month's Rent & Security Deposit

Your first month's rent check and security deposit are both due at the lease signing. Please confirm the amounts with our team in advance.

Move-in Date & Inspection

We'll provide all relevant information about your move-in at the lease signing, including your official key exchange and inspection details.

Utilities

You are responsible for placing utility accounts for your rental property in your name immediately after taking occupancy. Failure to promptly contact the utility company may result in your utilities being shut off. You will be responsible for any fees associated with restoring access.

Move-out Checklist

Notice of Intent to Vacate

Planning to move out of your rental home? Review your lease to determine your official move-out date. We ask that you provide us with written notice of your intent to vacate the premises so that we can begin preparing for the next tenant.

Property Condition

Your home must be brought back to rent-ready condition before you hand in the keys. This includes addressing the following items:

Rental Cleaning: Please empty your rental home of all of your belongings, along with any trash. Carefully clean every room in the property, paying special attention to the kitchen and bathrooms.

Landscaping & Outdoor Areas: If your rental has outdoor space where you routinely address landscaping chores, please ensure these are handled once more before you vacate the premises.

Repairs: If any damage occurred during your stay with us, make every effort to repair these issues. This includes patching nail and screw holes, repainting discolored walls, and replacing burnt lightbulbs.

Security Deposit

Your security deposit protects against any damages to your rental, along with fees remaining on your account. We will perform a final inspection after your departure; if new damage is identified, we'll schedule repairs and use the deposit to cover these expenses. The remainder will be returned to you.

Remember, your deposit is not available to use as your final rent payment. Failure to pay your last rent bill will result in legal action and adverse credit reporting.
