One of the many benefits of working with Pacific Rim Property Management is
that our sister company, Elevation Construction Group, is available to serve our
existing clients. We have been able to do many renovation projects to help
investors increase the value of the property and to help create a nice living
environment for our residents. We love being able to move a new resident into
a freshly renovated property!
There are other property management companies who have a construction
side of their company and require their clients to use their company for
construction work. We do not operate the same way. Although we are closely
affiliated with Elevation Construction Group, we are open to allow investors to
use their own general contractors to do the projects.
If you do decide to use your own general contractor, we do require constant
communication to help us know what is going on. If the general contractor
needs to enter units, turn off power, or shut off water, the law requires that we
provide the residents a 48 hour notice. Although the law requires 48 hours, we
like to give as much notice as possible. If there is a project that affects the
living environment but does not require notice by law, we still like to give the
residents as much information as possible so that they understand what is
going on and this will also cut down on complaints.
When deciding on a general contractor, here are some tips to help you select
the right one:
1. Ask around trusted Facebook groups to get recommendations.
2. Check out before and after photos
3. Ask them if you can visit one or two of their projects while they are still
working on them.
4. Interview some of their past customers.
5. Check out Google reviews
6. Make sure their license is current and in good standing.
7. Be sure to get a copy of their certificate of insurance.
Once you have selected your general contractor and you are ready to start your
project, be sure to engage the Pacific Rim Property Management team so that
we can begin the communication. You can give the general contractor our front
office number so they can issue notices to the residents through our team.
